Wiggins is a small town on the eastern plains, out along Interstate 76. Broomfield is a much larger city in the northwest metro, between Denver and Boulder. The two places don't have much in common, yet homeowners in both ended up selling to the same Denver cash buyer and writing about it afterward.
This article collects those stories and a few more from around the state. If you're reading LVN Real Estate reviews to decide whether to call, you'll find real Google reviews here, copied word for word. You'll also get the context behind each sale and an honest look at the company's overall rating.
LVN Real Estate is a self-described veteran-owned company that buys houses for cash. It has an office in Denver and buys throughout the Front Range and other parts of Colorado, plus a few markets in Arkansas, North Carolina and Wyoming. Kyle Doney founded the company and is listed by the BBB as its Owner. LVN has bought houses since 2015, carries an A+ BBB rating, and earned BBB accreditation in August 2017.
The terms are simple to list. LVN buys as is, charges no commissions or seller fees and often covers closing costs. It can close in as little as 7 days, or on a later date that you choose.
As of October 2026, LVN's Google listing shows 4.4 stars across 78 reviews. That's a strong average, though it isn't perfect, and it shouldn't be read that way. Most reviews give five stars. A smaller number give one, and some of those reviewers describe a price that changed after an inspection. You'll want to ask any buyer, LVN included, what could move the number between the offer and the closing.
Dennis Johnston owned a rental in Wiggins. His tenant fell three months behind on rent, then packed up and left without notice, leaving the house in a mess. He chose to sell it as it stood. On Google, he described what happened next.
"The lightning speed of the process totally blew me away." Dennis Johnston wrote: “LVN looked at the property, offered to buy it "as is." I gave them my desired price range and it was accepted without question. They made all the arrangements and we closed about two weeks after initial contact. The lightning speed of the process totally blew me away. I'm ecstatic.”
Mary Oskay was helping an elderly owner sell a custom home in Broomfield, built in 1983. Repairs, cleaning and weekend showings can be a lot to ask of an older owner. Two sentences from the review on Google sum up how it went.
An offer that worked. Mary Oskay wrote: "Nate S. and LVN made an offer that worked for the owner. We closed in 2 weeks!"
Owning a problem house is hard. Owning one from halfway across the country is harder. Dave and Brenda Miller had trouble with renters and a solar lease to sort out, and they lived about 1,500 miles from the house.
Every detail handled. dave miller wrote on Google: "Josh and crew took care of everything for us ! We were 1500 miles from our problem house in Denver, and we had everything from problems with renters to a solar lease. Josh and crew took care of each detail, and got us out clean. We can't recommend them enough!"
Adalene tillar didn't name a town, only a deadline. The sale went from a Friday phone call with Josh to a Wednesday closing. That's faster than most sales go, and LVN's own "as little as 7 days" wording marks the low end of its range, not the norm.
A five-day turnaround. Adalene tillar wrote on Google: "I needed to sell my house in Colorado fast and spoke with Josh on a Friday and closed on the sell by Wednesday the whole experience was quick and easy."
Some sellers care most about working with someone who knows the local market. Jennifer Ahn's review describes the sale of one of several properties.
He knew Denver. Jennifer Ahn wrote on Google: "Nate was a pleasure to work it through the sale of one of our properties. He was very knowledgeable of the Denver area which reassured our decision to work with his company. We were kept informed throughout the entire process with full transparency."
jazmine jackson had a distressed property and wasn't ready to sell right away. The review says Nate stayed in touch until the timing was right, then handled the documents digitally.
Nothing to print. jazmine jackson wrote on Google: "Nate kept in close contact so that when I was ready to sell my distressed property, it was quick and easy. He had all the docs sent focusing which meant I didn't need to print out anything. Super fast and very easy and clean."
LVN lays out the same basic steps for any sale, wherever the house sits. You share some details about the house, and LVN says it aims to send a cash offer within 24 hours. Someone then walks through the property, and LVN confirms its offer after that visit. If you accept, a local title company handles the paperwork, checks for liens and sends your money at closing. LVN's site says you're under no obligation at any step, and that it won't pressure you to sign.
LVN buys houses, condos, townhomes, duplexes and multi-family properties in any condition. In Colorado it also buys land and commercial buildings. Its pages list foreclosure, inherited homes, divorce, job moves, tired landlords, liens and costly repairs among the situations it handles.
The towns are different and so are the houses. A rental trashed by a tenant, a decades-old custom home, a property with a solar lease attached. What ties these LVN Real Estate reviews together is that each seller had a problem a regular listing would've made slower or harder, and each one got to a closing date that worked.
Because LVN pays with its own money, it can fix a house up and resell it later or hold it as a rental. That model is why it can take a house in rough shape without asking you to fix anything. It's also why its offers come in below market value. The sellers above decided that trade was worth it for them. Your own answer depends on the condition of your house, how soon you need to move and how much work you're willing to take on before a sale.
If your situation looks like one of these, it makes sense to get an offer. When you do, ask for the price in writing after the walkthrough, and ask what could change it. Find out which closing costs LVN will pay, since its FAQ says it often pays them. You can reach the company at 720-259-9274, and there's no obligation to sell once you hear the number. Take whatever time you need to decide.
